He's the founder of Keller Williams Integrity First Realty (top 350 in the US), manages 510 single-family homes and 60 commercial properties, and co-authored the national bestseller HOLD: How to Find, Buy, and Rent Houses for Wealth.
But he just released a new book called Made for More: Living a Life Well-Lived, and it's about so much more than money.
The story that blew my mind:
Steve bought a house for $49,900 and literally sat in the street looking at the front of the property, visualizing the words "Matt's College" on it. That was for his son.
Fourteen years later, Matt was ready for college. The house had only appreciated to $54,000. But the tenants had paid down the mortgage, so Steve netted $36,000.
Instead of paying taxes, he did a 1031 exchange into a triplex and two houses. Then he exchanged those into a 16,000 square foot commercial building.
Here's the punchline: That first house was making $650/month in rent. That commercial building? $25,000 per month.
Because he didn't pay taxes on the exchanges, he was able to accelerate wealth building exponentially. That's the HOLD strategy in action.
